The Short Answer

Both systems do the same job: they transfer the weight of the house down to soil that is firm enough to hold it, past the clay that swells and shrinks with the seasons. Pressed concrete pilings are cylinders driven down in sections using the weight of the house itself, and they are the common residential choice across Central Texas. Steel pipe piers are hollow steel sections driven the same way; they generally go deeper and are chosen where loads are heavier or the firm layer is a long way down.

The honest answer for most houses here is that either can work, and the deciding factors are depth to firm soil, the load at that part of the structure, access and price. Be more interested in whether the pier plan matches the elevation readings than in which material has the better sales pitch.

When Pressed Concrete Pilings Suit the Job

For a typical single-story or two-story house on Blackland clay with a perimeter beam that has dropped at one end, pressed concrete pilings are the workhorse. They are driven in segments with hydraulic pressure, they are widely used and understood in this region, and they usually come in at a lower cost per location, which matters when a plan calls for a long run along one side of the house.

They suit exterior perimeter work particularly well, where there is room to excavate and the equipment can reach. On a house where the readings show a clear drop along one beam and the soil profile is consistent, this is often the sensible recommendation. When Steel Piers Are Worth the Extra

Steel becomes the better answer when the load is heavy, when the firm layer is deep enough that a concrete piling would stop short of it, or when the structure is unusual. Commercial buildings, tilt-wall construction and heavily loaded columns are common examples, which is why steel comes up more often on commercial foundation repair than on a standard house.

West of I-35 around Georgetown, where limestone sits close to the surface in places and deeper in others, depth can vary considerably across a single lot. Ask for a reason tied to your soil, loads and readings, not a general claim that one material is always better.

How many, and where?

The plan should list locations and spacing. Gaps that are too wide can leave a new low point between piers.

How deep, and what stops it?

Piers are driven until they resist. Ask what depth is expected, and ask for the actual depths once the job is done.

How much lift is intended?

Full recovery is not always possible or wise. Get the target agreed in writing before work starts.

What does the warranty cover?

Ask what is covered, for how long, what voids it and whether it transfers when you sell. Get it on paper.

What is not included?

Drywall, tile, brick joints, paint and landscaping restoration are often separate. Clarify before you sign.
